1.

How do I apply for a House/Apartment?

Through our open partnership with Apartments.com, 1st Estate offers multiple options to apply. Feel free to inquire via the contact us tab, request a showing via our booking scheduler or apply directly on any of the affiliated rental sites online. Our team will reach out to you within 24 hours to confirm an appointment or answer any questions you may have.

Are background/credit checks required?

Yes. Background and Credit Checks are required for all individuals that will be on the lease/rental agreement.

How are Background/Credit checks performed?

All Background/Credit Checks are performed via a secure third-party provider and are completed during the application process. All checks are paid for by the applicant and no refunds will be provided to applicants that are not approved for residency

4.

Is there on-sight management?

No. As our locations are focused on providing an "at-home" feel there is no management on site. However, our property managers will respond to any inquiries within 24 hours and will work with our contractors to remediate any issue as quickly as possible.

5.

How do I contact property management?

All tenants will be provided with direct contact information for their primary property manager contact as well as access to their individual tenant portal to request assistance/maintenance requests as needed.

Are Pet's allowed?

Small animals will be permitted via pet deposit on a case-by-case basis. No dogs are allowed in multi-unit properties but will be evaluated situationally for single-family rentals.

Is smoking allowed?

To ensure the health and happiness of all of our residents smoking is not allowed inside of any of our properties.

Are utilities included in rent?

Dependent on the property/unit, utilities will either be incorporated OR be left to the tenant to provide.  If included, Electric/Water/Gas will be evaluated on an average basis and rent will be adjusted based on an average of usage. All records of usage will be supplied to the tenant as well. Sewer/Trash is ALWAYS included at no additional charge to the tenants

Is Snow Removal/Lawn Care included?

Lawn Care is included in all rentals at no additional cost to the tenant. Snow removal contracts will be in place for larger snow accumulation but will not be provided at this time for accumulation under 4". This is subject to change based upon seasonal forecasts. Emergency snow removal (i.e: seasonal storms, continuous accumulation) will be provided at NO COST to the tenants. 

10.

What are your lease terms?

Lease Terms will vary across locations, however all leases will initially be setup with a one-year lease (first months and Security Deposit due at signing). Post this term, if deemed appropriate for the location the lease will revert to month-to-month tenancy with a 60 day written notice for vacancy required from the tenant.
